measurement and documentation
We prepare fully itemised bills of quantities, schedules of works and schedules of rates, structured by element or trade to suit the procurement route. Quantities are taken off from architectural, structural and mechanical drawings and cross-checked against specifications so that gaps, duplications and conflicting details are picked up before they reach the tender market. Where the design is still developing, we issue provisional quantities and clearly flagged allowances so nothing is silently absorbed into a contractor's risk allowance. The result is a document that serves three purposes at once: a fair basis for tendering, a framework for valuing progress, and an audit trail for every change that follows.
cost planning through the design stages
A bill of quantities is only useful if the budget behind it was realistic. We build elemental cost plans early, benchmark them against comparable Cypriot projects and update them at each design milestone so the client sees the effect of design decisions while they can still be changed cheaply. If the plan drifts, we identify exactly which element moved and by how much, and we set out options to bring it back rather than simply reporting the overrun. This makes the cost plan a live management tool for the design team instead of a document that is only opened when the tenders come in over budget.
valuations and final accounts
During construction we measure work in place, assess materials on site, prepare interim valuations and recommend payment amounts against the contract terms. Variations are measured and valued at contract rates wherever possible, with fair rates built up transparently where no comparable item exists. At completion we agree the final account line by line with the contractor, closing out provisional sums, remeasurement, day works and outstanding claims. Because the same team measured the project at tender stage, the closing figures reconcile back to the original bill rather than becoming a separate negotiation.
