Project Management

Project management is the function that holds a construction project together: the design team, the contractor, the authorities, the suppliers and the client all have different priorities, and someone has to make those priorities resolve into a building. We act as the client's representative from inception to handover, setting up the structure of the project, driving the programme, and making sure decisions are taken by the right people at the right time with the cost and time consequences already understood.

Most problems on site are traceable to something that was never defined at the start. We begin by writing down the brief, the budget, the target programme and the quality expectations, then test them against one another for realism. From there we assemble and appoint the consultant team, agree scopes and deliverables so responsibilities do not overlap or fall between chairs, and produce a master programme that includes design, permitting, procurement and construction rather than construction alone. Approval routes, reporting formats and decision deadlines are fixed before work starts, which is what keeps momentum later.

During the design stages we chair coordination meetings, track information against the programme and escalate anything that threatens a critical date. Planning and building permit submissions in Cyprus have their own rhythm, and we manage those interfaces so that statutory approvals arrive when construction needs them rather than becoming the reason for a delay. On procurement we advise on the contract strategy, run the tender process, interrogate returns for scope gaps and qualifications, and present the client with a clear recommendation supported by cost, programme and risk analysis instead of a single price.

On site our role is supervision and control: monitoring progress against the programme, reviewing the contractor's quality and method, chairing site meetings, and issuing regular reports that state plainly where the project stands on time, cost, risk and outstanding decisions. Changes are logged, priced and approved before they are built. Towards the end we manage testing and commissioning, snagging, statutory certification, the handover of documentation and warranties, and the defects liability period, so the project closes properly rather than simply stopping.
