We inspect the asset and review the documentation: structure, envelope, roofs, internal fabric, mechanical and electrical installations, lifts, fire safety systems, drainage and external areas. In parallel we examine the paper position — planning permission, building permit, certificate of final approval, title and any deviations from the approved drawings, statutory certification, energy performance, accessibility and fire compliance. In Cyprus, unauthorised works and outstanding approvals are among the most common findings and among the most expensive to regularise, so they are examined specifically rather than noted in passing.
cost exposure and capital expenditure forecast
Findings are only useful once priced. We quantify immediate remedial cost, statutory and life-safety items, and deferred maintenance, then set out a capital expenditure forecast over the relevant horizon based on remaining component life. Items are prioritised as urgent, short term or long term and split between what a seller should reasonably address, what can be reflected in the price, and what the buyer should budget for. Where the asset is being repositioned we appraise the cost of the intended works alongside the existing liabilities.
construction monitoring for lenders and investors
For assets still being built we act as monitoring surveyor: reviewing the contract, budget, programme, consultant appointments, warranties and insurances at the outset, then attending site periodically to certify progress, comment on quality, verify drawdown requests against work genuinely in place, and report on cost and programme risk to completion. Lenders receive an independent view of whether the facility remains adequate to complete the project, and investors receive early warning of slippage rather than notice after the fact.
